The Arkansas Rental Application Process
The Arkansas rental application allows landlords to verify a prospective tenant's background information and credit history before signing a lease agreement. In Arkansas, there is no maximum application fee; landlords may charge as much as they like for the application process/tenant screening.
In Arkansas, the security deposit for approved tenants may not exceed two (2) months’ rent. If, however, the owner(s) collectively owns five (5) or fewer dwelling units, the limit does not apply.

The rental application should include the following sections:
- Non-refundable Application Fee for the tenant application
- Personal Information about the Applicant, including name, date application submitted, phone number, date of birth, social security number, co-applicant name(s) (if any) and relationship to applicant, email address, driver’s license number/state where it is issued, and marital status/familial status information
- Rental Information including prospective tenant's potential move-in date, community preferences, number of bedrooms/bathrooms preferred, preferred amenities, and desired monthly rent
- Addresses current address/previous address, including street address/city/state/zip code, date moved into address, monthly rent, previous landlord's/management’s name, contact name and phone number, and reason for leaving (whether applicant gave notice or was asked to leave)
- Occupants including names of all other occupants, relationship to applicant, and date of birth; also include subsection for "Pets" (if any)
- Vehicles including make, model, year, color, license plate number/state where it is issued
- Employment including employer’s name, dates employed, address, position, supervisor name, work hours, and phone number
- Income including pay period (monthly income or other), source of income, and bank/account number
- Reference including name, phone number, and relationship to the applicant
- Dated Agreement and Authorized Signature in an area that includes a disclosure that their signature will allow a background check to run that will include prior lawsuits, evictions, bankruptcies, and criminal convictions, and a provision giving consent to a credit check
- Note Area (below signature) for Landlord/Property Management to enter reference/credit check results and final decision

Arkansas State Laws
According to Ark. Code Ann. §§18-16-303 to 18-16-305, a security deposit must be returned to the tenant no later than sixty (60) days after the tenant moves or is terminated from the property. In addition, fees for any late rent may be subtracted from this amount.
